NI House Prices Continue To Rise

New figures from the Office for National Statistics (ONS) reveal that house prices in Northern Ireland continue to increase.

House prices have risen by 1.8% year-on-year as the market shows signs of a slow recovery, following some sharp falls.

In July, the annual pace of house price inflation improved across the UK as a whole to its fastest rate recorded in 2013 at 3.3%. The increase takes prices to an average of £245,000.

Prices rose by 0.3% month-on-month.

Recently, there have been concerns that various Government initiatives, aimed at helping to kick-start the market, are in danger of creating a 'property bubble'.

Last week, a report by the Royal Institution of Chartered Surveyors (RICS) suggested that a 5% cap should be placed on annual house price growth to stop any future house price bubble and to stop borrowers taking on too much debt for fear of missing out on a market boom.

Average NI House Price Stands At £162k
House prices in Northern Ireland are said to be growing steadily with the average home now selling for around £162,914- a modest annual increase of 1.2%. The latest Quarterly House Price Index from Ulster University said growth rates have remained relatively muted over the last three quarters.

Unemployment To Blame For Falling House Prices
High unemployment and budget cuts are being blamed for the falling house prices in Northern Ireland, according to a survey by the Royal Institution of Chartered Surveyors. The report by RICS and Ulster Bank also found that transaction volumes remained static in August.

House Prices Rising, But Trend Still Down
There has been conflicting evidence on local property prices - which rose 1.6% during the past three months - but was still not enough to offset previous falls. Nationwide said of Northern Ireland "the annual rate of house price falls actually accelerated from 5.2% to 11.1%".

Rise In NI House Prices
Northern Ireland house prices increased by 14.2% in the year to February, according to the Office for National Statistics (ONS). At £152,000 on average, properties are still approximately 43% below their 2007 peak. Annual house price increases in England were driven by an annual increase in the East of 10.7% and in London of 9.4%.

Rise In NI House Prices
Northern Ireland house prices increased by 2.6% in the year to April 2014, according to the latest report from the Office for National Statistics. Although prices are rising again, the increase was still behind a 9.9% rise in the UK. House price annual inflation was 10.4% in England, 3.3% in Wales and 4.8% in Scotland.
