NI house prices still on the rise

House prices in Northern Ireland increased during the first quarter of 2003, according to the latest statistics released by NHBC (National House-Building Council).

These latest figures reveal that the average anticipated selling price of new homes in Northern Ireland registered with NHBC reached £103,000 during the first quarter, an 8% increase on Q1 2002, where prices stood at £95,000.

At the same time, NHBC's first-time buyers' ability to buy index decreased by one point during the period.

This index is based on a formula that takes into account the average cost of homes bought by first time buyers, average income and mortgage interest rates; the higher the index, the greater the ability to buy.

NI house building on decrease
House-building activity in Northern Ireland decreased during the fourth quarter of 2003, according to the latest statistic from the National House-Building Council (NHBC). NHBC figures for the province reveal that a total of 2,094 applications were made to start new homes during the quarter, a decrease of 19% on the same period in 2002.

Average house prices in Northern Ireland have remained static, according to latest figures released today. According to the latest Quarterly House Price Index in the final quarter of 2003, the annual rate of house price inflation stayed at a relatively modest 6.8%.

Rise In NI House Prices
Northern Ireland house prices increased by 14.2% in the year to February, according to the Office for National Statistics (ONS). At £152,000 on average, properties are still approximately 43% below their 2007 peak. Annual house price increases in England were driven by an annual increase in the East of 10.7% and in London of 9.4%.
